FAQs

How do I arrange a consultation with House to Haven Homestaging?

Arranging a consultation with us is simple. You can either fill out the contact form on our website, give us a call on 021 387 337, or send us an email to info@housetohaven.co.nz. During the initial consultation, we’ll discuss your home’s needs, your goals for the sale, and how we can best help you achieve them. We’ll then provide a tailored proposal based on our discussion.

Why should I choose House to Haven Homestaging?

At House to Haven Homestaging, we specialise in creating inviting and beautiful spaces that appeal to a wide range of buyers. With our extensive inventory and in house logistics we take care of everything from design to installation, so you can focus on other aspects of selling your home. With our attention to detail and commitment to quality, we turn your house into a haven buyers can't resist.

What are the costs associated with home staging?

The cost of staging your home depends on several factors, including the size of your home, the number of rooms staged, and the level of staging required (e.g., partial vs. full staging). After our initial consultation, we will provide a detailed quote tailored to your specific needs. Investing in staging is a strategic move that can lead to higher offers and a quicker sale, making it a worthwhile investment in your home’s sale process.

What is the process for staging my property?

Your consult document will detail each room, which of your items we intend to use, which items we will bring in to your home, and which items you will need to store. You can then work through this like a checklist to ensure your property is ready for staging day. On the day of staging, our team arrives at your home with all the necessary furnishings, décor, and accessories. We take care of everything from start to finish, including placing our furniture, setting up rooms, and ensuring every detail is perfect. Our goal is to create a cohesive and inviting environment that appeals to potential buyers. Once the staging is complete, your home will be ready for listing photos and open homes.

How long does staging take?

The duration of the staging process can vary depending on the size of your home and the extent of the staging required. Generally, the actual staging of a home can take anywhere from a few hours to a full day. For larger homes or more complex staging projects, it may take a bit longer. During our initial consultation, we’ll provide a more accurate timeline based on your specific needs. We aim to complete staging as efficiently as possible while ensuring that every detail is perfect.

How do you decide what style and furniture to use?

Choosing the right style and furniture is a critical part of the staging process. At House to Haven Homestaging, our decisions are based on several factors:

Style of the Home: We select furniture that complements the architectural style and design of your home. Our goal is to enhance the existing character while appealing to a broad range of buyers.

Target Market: We consider the preferences and expectations of your target buyers. For example, if your home is likely to attract young professionals, we might choose sleek, contemporary pieces. For a family-oriented home, we might opt for cozy, functional furniture that suggests a warm, welcoming environment.

Space and Layout: We carefully consider the size and layout of each room, making rooms feel spacious and well-organized. We avoid overcrowding, ensuring a natural flow that allows buyers to move through the home with ease.

Colour Palette: We select furniture and styling that works with the existing colour palette of your home.

Current Trends: We stay up-to-date with design trends to ensure your home feels modern and relevant. However, we balance this with timeless elements to avoid anything that might feel too specific or polarising.

Why should I stage my home before selling it?

Home staging can make all the difference! Here’s a few reasons why home-staging is a game-changer in today's market:

1. First Impressions Matter: A staged home looks more appealing in photos, attracting more potential buyers online and getting them through the door.

2. Showcases potential: Staging helps buyers visualise how they can use the space, making it easier for them to see themselves living there

3: Maximises space: thoughtful furniture arrangement and decor highlight your home’s best features and make rooms appear larger and more functional

Buyers usually visit open homes with a list of non-negotiables, but the reality is the one they put an offer on is usually the one they fall in love with - and our aim is to make them fall in love with yours.

How is payment made? Do you offer any financing options?

We require a 50% deposit upon booking to secure your date, with the remainder due prior to the stage being completed. Our payment methods include Bank transfer, credit/debit card (surcharge applies), or we can refer you to List Now, who offer flexible payment solutions for real estate marketing costs.

What if my home doesn’t sell during the staging period?

We understand that the real estate market can be unpredictable, and sometimes homes take longer to sell than expected. If your home doesn’t sell within the initial staging period, we offer flexible options to extend the staging agreement on a week-to-week basis or for an additional period. We’ll work with you to ensure your home continues to be presented at its best until it sells. If needed, we can also discuss adjusting the staging to better meet market demands or buyer feedback. Our goal is to support you through the entire selling process, ensuring your home remains market-ready.

When is the ideal time to stage my home?

The best time to stage your home is after any major repairs, painting, or deep cleaning has been completed, and as close to your photo/video date as possible. Staging should be one of the final steps before listing your home for sale. This ensures that your home looks its absolute best when potential buyers see it for the first time.

Do you offer partial staging?

Yes, we offer partial staging services! Partial staging is a great option if your home is already furnished but needs some enhancements to appeal to buyers. We can work with your existing furniture and add or rearrange key pieces, accessories, and décor to highlight your home's best features. This approach is cost-effective and can still make a significant impact on how your home is perceived by potential buyers. During our consultation, we’ll discuss the best staging strategy for your home, whether that’s full or partial staging.
